Ask ChatGPT, Gemini, or Google’s AI Overviews who the best real estate agent in your city is, and there is a good chance the name you get back is not the agent actually closing the most deals. That is not a hunch. It is what the numbers are starting to show, and it should get the attention of every agent who still thinks a Zillow profile and a yard sign are enough.
New research from Local Falcon, reported by Inman in August, tested five AI platforms across 100 cities and 37,500 searches. It found that roughly 91.5 percent of top-producing agents never showed up in AI search results at all. Being great at your job and being visible to AI are two different things, and right now they are barely connected.
Why Search Looks Different for Buyers and Sellers
Not long ago, a buyer typed a few words into Google and clicked through ten blue links. Today they type a full question into Google’s AI Overviews, ChatGPT, Perplexity, Gemini, or a voice assistant, and they get a single summarized answer. Often they never click through to a website at all.
That changes who wins. Traditional SEO is still about ranking your pages. Answer engine optimization, or AEO, is about being the source that AI picks, summarizes, and names when someone asks a question. If the AI does not know you, it cannot recommend you, no matter how many homes you sold last year.
Why Top Producers Are Getting Left Out
AI tools do not read a production leaderboard. They read the web. They pull from your website, your Google Business Profile, your reviews, local directories, and anything else that clearly says who you are, where you work, and what you are good at. An agent with a thin website, a half-finished profile, and a handful of old reviews looks like a mystery to an AI, even if their sales record is the best in town.
The same research found that agents who did appear were often the ones who had published their own content about who the best agents are in their area. In other words, the AI rewarded the agents who made themselves easy to understand and easy to quote.
How to Test Your Own Visibility
Before you change anything, find out where you stand. Open a private or incognito window, or log out of your accounts, so the results are not shaped by your own history. Then ask the questions a real client would ask. Try things like who the best agent is in your city, who sells waterfront condos in your area, or who is best for first-time buyers in your neighborhood. Run the same questions in ChatGPT, Gemini, and Google. Write down who shows up, and whether you do.
Five Fixes That Move the Needle
Complete your Google Business Profile. Make your name, address, phone number, service areas, and categories correct and consistent everywhere. This profile is one of the first places both people and AI look.
Collect and answer reviews. Reviews are a credibility signal that AI tools lean on. Ask clients soon after closing, and reply to every review with a real, personal note.
Publish answers to real questions. Write short, direct posts on the questions your clients ask, such as what closing costs look like in your county or how long homes are taking to sell in your neighborhood. Lead each post with a clear two or three sentence answer, then add detail.
Add structured data. Schema markup tells search engines and AI exactly what your pages are about, including your business details, FAQs, and reviews. It makes your content easier to classify and reuse.
Be consistent across the web. List yourself in the major real estate and local directories with the same details every time. Consistency tells AI you are a real, established professional.
SEO Still Matters
None of this replaces traditional SEO. The same fundamentals, such as quality content, a fast website, and local relevance, are what help you rank in Google and get cited by AI. Think of AEO as SEO that has learned to answer questions out loud. Agents who do both will be visible in both places.
Where to Start This Week
You do not need to rebuild your website. Run the visibility test, fix your Google Business Profile, and publish one clear answer to one real client question. Then repeat. AI search rewards steady, consistent effort, and most of your competitors have not started yet.
