The way people start a home search has quietly changed. Instead of typing two or three keywords into Google, buyers and sellers now ask full questions out loud or in a chat window. They ask Google’s AI Overviews, ChatGPT, Perplexity, Gemini, and their phones, and they expect a clear answer back. Often they get one without ever visiting a website.

That is good news for agents who are willing to answer those questions first. AI tools reward content that states a clear answer in a format they can read, summarize, and reuse. If your website answers the question better than anyone else’s, you become the source the AI points to. That is the heart of answer engine optimization, or AEO.

Why Question-and-Answer Content Wins

A prospect who has already read your answer is further along in the decision process than one who is just browsing. They know you understand their market, and they have seen your expertise before they ever pick up the phone. Local, specific answers are especially valuable, because most agents serve a defined area and most AI questions are about a place.

Three things do most of the work. The first is clear question-and-answer content. The second is structured data, which helps search engines and AI understand your pages. The third is conversational language that sounds the way real people talk.

The 10 Questions to Answer on Your Website

Write down the questions your clients actually ask, then give each one its own page or section. Here is a strong starting list, with your city or neighborhood added to each.

1. Is now a good time to buy a home in [your city]? Give a straight answer based on current local conditions, then explain who it works for and who should wait.

2. Is now a good time to sell? Cover days on market, pricing, and what sellers should expect this season.

3. How much are closing costs in [your county]? Break down the typical categories and a realistic range.

4. How much do I need for a down payment? Explain the common options so buyers do not assume it is always twenty percent.

5. How long does it take to buy a home here? Walk through the timeline from search to keys.

6. What is the best neighborhood for families, first-time buyers, or retirees? Local knowledge is your biggest advantage here, so be specific.

7. How do I price my home to sell quickly? Describe how you determine a price and what the local data shows.

8. What should I do to get my home ready to sell? List the repairs, cleaning, and presentation steps that make the biggest difference.

9. Do I need an agent to buy or sell? Answer honestly and explain what you actually do for your clients.

10. How do I choose a real estate agent? Offer a short checklist, and let your reviews and experience speak for themselves.

How to Write an Answer AI Can Quote

Start each page with the question as a heading, then give the answer in the first two or three sentences, in plain language. Put the details underneath. This is the opposite of a long introduction that makes the reader hunt for the point. AI tools lift the clean, direct answer, and human readers appreciate it too.

Keep your answers local and current, and update them when the market changes. Add a short FAQ section to the page and mark it up with schema so search engines can recognize the questions and answers. Include your name, your market, and your credentials so the answer is clearly connected to you.

Repurpose Everything

You do not need to write ten separate essays from scratch. Record a short video answering each question, post a summary on your Google Business Profile, share a clip on social media, and turn the transcript into a web page. The more places a clear, consistent answer lives, the more chances an AI has to find it and the more often your name comes up.

Keep SEO in the Picture

Good AEO is built on good SEO. A fast, well-organized website with strong local content ranks better in Google and gives AI more to work with. Treat the two as one system, not rival strategies.

Start With One Question

Pick the question you hear most often from clients this month, and publish your best answer to it this week. Then do the next one. In a few months you will have a library of answers that works for you around the clock, and that AI tools will have good reason to cite.
